NewMark Merrill Cos. has purchased The Collection at Janss Marketplace, a retail center in California, which was originally a multistory Sears department store. The center was over 60% leased to Dave & Buster’s, DSW, and Nordstrom Rack at the time of sale. The sale price was not disclosed, but public records show that NewMark Merrill paid $27.5M and received $17.3M in financing for the transaction. CBRE arranged the sale of a 10-story office building in Santa Ana to an all-cash high net worth investor. The property was about 62% occupied by seven tenants at the time of sale. The sale price was not disclosed. Harbor Associates and Evergen Equity acquired a 126K SF industrial real estate portfolio in Gardena for $55M. The portfolio consists of four adjacent properties. The Gardena/Harbor industrial submarket has a vacancy rate of less than 1%. A joint venture between Clarion Partners and Baranof Holdings purchased a self-storage facility in South Pasadena. The sale price was not disclosed. A 20-unit multifamily property in Hollywood sold for $4.2M, marking the highest price per SF in Hollywood in the last 12 months for multifamily properties. A Dollar Tree building in Rancho Cucamonga sold for just under $4.9M. The property is part of a Chuze Fitness-anchored center. CBRE negotiated the sale of a five-unit multifamily community in Pasadena for $3.85M.
